Dahua move has local MP worried about overdevelopment

Campbelltown MP Greg Warren (pictured above) is worried a decision to boost the number of dwellings in a Menangle Park development could set a precedent for other developers.

Chinese developer Dahua Group has sought to increase the number of dwellings in its Menangle Park development to about 4,000, which is almost 1,000 more according to the Campbelltown Local Planning Panel business paper of October 23.

The planning proposal request (PPR) also sought to establish an R4 high density zoning.

In 2015 the state government announced 35,000 new homes would be created in Wilton, Mount Gilead and Menangle Park as part of a Greater Macarthur Land Release (GMLR).

Mr Warren said if concessions were made for one developer, others would have grounds to get the same deal.

“Allowing a developer to increase the dwellings cap by a third sets a dangerous precedent,’’ he said.

 “If the entire Greater Macarthur Land Release dwelling cap increased by a third, that would result in close to 50,000 dwellings being built.

“Campbelltown infrastructure like public transport, health, schools and roads already can’t cope.

“Adding an unexpected 13,000 more dwellings in those areas included in the Greater Macarthur Land Release will place an even greater strain on infrastructure.

“The fear is that all these new dwellings will be built and the NSW Liberals and Nationals will fail to build and establish the infrastructure required to cater for those new residents,’’ Mr Warren said.

“The government can’t even cater for the current Campbelltown population’s infrastructure needs.

“The disparity between population growth and infrastructure in Campbelltown continues to widen.

“Infrastructure cannot keep pace with population growth,” he said.
