Park to be heart of new community

parkMirvac will release up to 100 land lots to launch its newest master planned community next month, responding to the continuing high demand for housing in South West Sydney.

Crest at Gledswood Hills is an 87 hectare elevated site bordered by golf courses where Mirvac plans to develop around 580 residential lots, devoting almost half the area to recreational open space.

The larger land lot release comes on the back of overwhelming demand at Mirvac’s recently sold-out master planned communities in Glenfield, Elizabeth Hills and Schofields.

Accessed via a long winding entry drive, Crest will offer an idyllic lifestyle, with a 6,000 square metre park and playground forming the heart of the community.

Approximately 20 per cent of the home sites will be large lots ranging from 800 square metres to 999 square metres, the remainder are typically 400 square metres to 550-plus square metres, all in close proximity to the park.

Mirvac’s head of residential, John Carfi, said Crest had been designed to meet the needs of families with a diversity of lot sizes that would appeal to many different types of buyers.

“When designing this new community we deliberately intended Crest to be a place where families can move up the property ladder within the estate,” said Mr Carfi.

“First home buyers will be well looked after with smaller lots priced accordingly, and larger lots for established families with the capacity to build a substantial home with their builder of choice in a community that offers an open, green environment.”

Crest is located off Raby Road at Gledswood Hills, bordered by Lakeside Golf Club Camden and will connect to the future Gledswood Hill Village entertainment precinct, retail and the new school planned at neighbouring Hermitage.

A major upgrade to Camden Valley Way is to be completed in late 2015. This together with the current easy access to Hume, M5 and M7 motorways, Minto and Leppington train stations and proposed new bus routes all offer a diverse range of public transport options for residents at Crest.

Population increases in the south west are being supported by the development of employment zones and Crest sits within 20 kilometres of Badgerys Creek, Campbelltown, Leppington and the Western Sydney Employment Area.

“The prospects for Western Sydney have never looked brighter,” Mr Carfi said.

“Areas such as Gledswood Hills will be beneficiaries of the employment stimulus and infrastructure that may result from Badgerys Creek Airport and the emergence of Parramatta as Sydney’s second CBD is shifting a lot of the jobs west.

“There has already been improvement in transport infrastructure with completion of the south west rail link and new investment in retail at Macarthur Square and Narellan.”
